PCM utilizes On-Screen Takeoff and digitizers to perform quantity takeoffs quickly and accurately. Databases are compiled and managed from sub-contractors and vendors in local markets for accurate pricing of projects. Accurate budgetary controls in any project begin with a conceptual construction estimate developed with a full understanding of the scope of the project. PCM insists on investing the time at the start of the project to develop a conceptual estimate that fully reflects the clients visualization of the final product.
Estimating construction costs at this time requires interviews of and input from the owners representative, the design consultants, the local building or zoning department, state and federal regulatory agencies and the end user.
When the design is complete a complete quantity survey is produced and priced with PCM's database of recent historical costs. In addition subcontractor quotes for all major trades are solicited to ensure the accuracy of the final estimate.
PCM enjoys a limitless pre-qualification level in construction cost estimating. Successful cost and control and budgetary monitoring has always been one of our major strengths. Accurate estimating packages have recently been prepared for the Metropolitan Transit Authority project, Fulton Street Shuttle a 50 million dollar bridge, tunnel and railroad station job as well as a project similar in scope for the New Jersey Transit, the Branch Brook Park Rehabilitation.
PCM provides accurate quantity takeoff, pricing and subcontractor solicitation for General Contractors throughout the Eastern regions of the US. For many of our clients we are the sole source of their estimating capability. Saint Barnabas Health Care System (SBHCS) a state wide 10-hospital system and the largest healthcare provider in the State of New Jersey has relied exclusively on PCM for the past five years to provide risk analysis as well as prepare factored and parametric estimates for all the capital projects it contemplates. PCM has been working with them since 2001.
Parametric estimates, an estimating technique that uses a statistical relationship between historical data and other data based on a default model of a project, were recently prepared for a pharmacy program the SBHCS was considering. Based on a pharmacy already constructed in Hartford, Connecticut, PCM was challenged to estimate the cost of construction of a pharmacy in Bethlehem, Pennsylvania. The proposed pharmacy was larger in size and included additional features such as security and technology upgrades. The proposed pharmacy also made use of existing AHU’s and called for additional plumbing. In addition, existing market and local labor market conditions were factored in. Without a design PCM estimated the cost of construction to within 5% of the final construction cost based on completed documents.
Attention to detail and understanding “the book” in order to build a JOC estimate is crucial in maximizing our GC’s profits.
